“What are the main things that can affect how much my home is worth?
Answer:
The short answer… Recent upgrades and good maintenance can boost a home’s value as buyers prefer move-in-ready properties and are willing to pay more for them. Homes with desirable features, such as water views or a custom patio, often command higher prices.
The Long Answer:
1. Recent Upgrades and Renovations
Consider two homes on our streetโone has recently undergone a full kitchen renovation with modern appliances and stylish finishes, while the other still features its original kitchen. Buyers are often willing to pay a premium for homes with completed renovations because they prefer not to take on renovation projects themselves. A move-in-ready home with updated features will generally be valued higher than a similar home without the updates. In addition, buyers will be more attracted to the home with the updates, likely helping the home sell faster.
2. Condition and Maintenance
Letโs look at two homes in our neighborhoodโone that has been meticulously maintained with a freshly manicured lawn, curated landscaping, and a clean, well-kept exterior, versus another that has sparse grass and overgrown landscaping beds and a bland front door. Homes that are well-maintained not only look more appealing but also give the impression to buyers that they are in good condition and require less immediate work. This attention to upkeep can significantly boost a homeโs value because buyers are willing to pay more for a property that is move-in ready and doesnโt need extensive repairs or updates right away.
3. Local Market Conditions
Imagine living on a street where homes are selling quickly because of high demand, limited inventory, and desirable features like stunning water views, proximity to a golf course, or enhanced privacy. In contrast, another street in the same neighborhood may have slower sales due to fewer appealing attributes or less demand. Even within the same area, homes with these sought-after features often command higher prices because buyers place a premium on properties that offer exceptional views or privacy and are located in high-demand areas.
4. Unique Features
Picture two similar homes, but one has a large, beautifully landscaped backyard with a custom-built patio and outdoor kitchen, while the other has a smaller, more basic yard. The home with unique outdoor features will generally have a higher value because these additions enhance the living experience and attract buyers looking for enjoyable outdoor spaces. Outdoor living is a huge feature in today’s market.
5. Comparative Market Analysis (CMA)
A Comparative Market Analysis (CMA) is a report that helps figure out what your home might be worth by looking at similar properties in your area. It involves finding recently sold homes that are similar to yours in size, location, and features, and comparing their sale prices to yours. The report adjusts for any differences, like if your home has a finished basement while the comps do not. It also takes into account current market trends and how quickly homes are selling.
